How it works

From brief to keys, in five stages.

Most engagements close in 60–120 days from signed brief to title transfer, with residency paperwork running in parallel where applicable.

  1. 01

    Brief

    You complete a structured brief — segment, capital range, residency objective, timing, non-negotiables. We respond within one business day with whether we can take the mandate and on what terms.

  2. 02

    Engage

    Mutual NDA and a written engagement letter. Fixed advisory fee, disclosed referral arrangements with our partner agents, and the deliverable timeline. Capital does not move at this stage.

  3. 03

    Sourcing

    We search listed inventory, off-market introductions, and direct-from-developer pipelines. You receive a curated shortlist — typically three to seven options — with our written assessment of each.

  4. 04

    Diligence

    Title search at the Public Registry, debt and lien check, zoning and border-zone confirmation, structural and survey verification where relevant. Independent legal opinion from our partner law firm.

  5. 05

    Close

    Escribanía-managed escrow, signing, registration, and key transfer. If applicable, residency filing under the Investor Pass programme or standard track runs in parallel through our immigration partner.

— ENGAGEMENT TERMS

How we are paid.

Our model has two transparent components, both disclosed in writing before any introduction:

  • Concierge engagement fee

    A fixed fee paid by the client at engagement, reflecting the scope of the mandate. This fee compensates the buy-side advisory work — sourcing, diligence project management, partner coordination, and aftercare. It is the foundation of our independence.

  • Partner referral split

    The closing agent on record receives the standard market commission from the seller (typically 3–5% on residential and small-commercial sales in Paraguay). A pre-disclosed share of that commission is paid to us as a referral fee. The exact split is named in your engagement letter.

We do not accept seller-paid retainers. We do not list inventory. We do not mark up property prices. The two streams above are our only sources of revenue from a transaction.

Three partners on the ground for every engagement.

We do not transact unilaterally. Each engagement involves three named partners, all Paraguay-licensed and personally vetted on prior transactions. They are introduced to you by name in the engagement letter, after NDA.

  • Real-estate agent (corredor inmobiliario) — Licensed Paraguayan agent matched to segment. Executes the closing.
  • Notary (escribano público) — Manages escrow, drafts the escritura pública, and registers title.
  • Real-estate counsel — Independent Paraguayan law firm for diligence and contract review.

Every engagement begins with a mutual non-disclosure agreement. We do not publish client identities, transaction values, photographs, or testimonials without specific written consent — and consent is rarely requested. Communications are stored on encrypted infrastructure; sensitive correspondence on request.
